get in touchOur client is a real estate company based in the Central London area. ThirdWay were appointed to design and deliver a Cat A+ project in a space that had been looked after by the client for a number of years. They wished to secure a new occupier but the existing Cat A space had failed to inspire potential tenants who were struggling to see beyond the fit-out limitations of the chilled beam space.
The primary goal of this project was to showcase the possibilities that this space could provide and so the concept started with the projects’ selling point - a unique breakout area which was in the centre of the office, easily seen from the entrance lift and creating an initial wow factor for visitors.
The layout was adapted to suit agile workspaces, flexible to suit different tenants with standing and sitting desks, bars, soft seating and touch down tables. One of the key parts of the project was the variety of materials used for the flooring including Bolon, timber and various carpet tiles all tying in with the neutral colour palette, kept interesting by the use of trendy pastel colours.
Due to the large floorplate, parts of the floor plan were displayed as a vinyl graphic on exposed raised access floor which would help potential tenants envisage the space in real dimension.
ThirdWay managed to complete the project in the short timeframe that was set and within the clients’ budget. As a result, the client's team managed to let the space within a few weeks following completion of the fit-out. The success of the space was reflected in the fact that the client then moved the mobile fixtures and furnishings to another floor of the same building to achieve a similar result.
